SunScape & SeaScape is a beautiful beachfront estate and event venue in Port Saint Joe, Florida. With 8 bedrooms, 10 bathrooms, and overnight accommodations for up to 20 guests, it's an ideal setting for your wedding or special event.

 

Enjoy stunning Gulf views, white sandy beaches, and the soothing sound of waves as you gather. The beach house features a screened pool and spa, as well as two separate living areas for your party to relax and enjoy.

 

SunScape & SeaScape is ideal for receptions and events up to 75 guests and offers five distinct spaces for your enjoyment:

  • On the Beach: Exchange vows on the powdery sands of South Cape San Blas, surrounded by the Cape's natural beauty.

  • Under the House: Transition seamlessly from the beach to the reception area in our covered breezeway.

  • Around the Pool: Begin your festivities with a relaxed cocktail party by the screened poolside.

  • SeaScape (First Floor): A 4-bedroom, 5-bath condo with its own kitchen, laundry area, living room, dining room, deck, and porch swing.

  • SunScape (Second Floor): Another  4-bedroom, 5-bath condo with a full kitchen, laundry area, living room, dining room, and spacious deck. Both units are accessible by exterior elevator and stairs.

For a minimum 4-night stay (7-night, peak season), a $2,000 non-refundable event fee, and a $1,000 fully-refundable security deposit, you can host up to 75 guests at SunScape & SeaScape and enjoy all our venue has to offer. You can reserve your dates today with a 50% down payment (remainder due 30 days before check-in). A hold for the security deposit will be placed on your credit card 2 days before check-in and released 4 days after check-out. You will also be required to show proof of liability insurance prior to the event (at least $1 Million in coverage naming the venue as an additonal insured).

  • What amenities does the property offer?
    Amenities include stunning Gulf views, direct beach access, a screened pool and spa, a pool house, an elevator, covered parking, well-equipped kitchens, gas grills, flat-screen TVs, expansive balconies/decks, and starter supplies for the kitchen, laundry, and bathrooms to last until your first trip to the store.
  • Can I check-in early?
    Possibly. Early check-in is subject to availability and not guaranteed. If the unit is ready, we may accommodate your request for an additional fee. Please contact us in advance to inquire.
  • What types of accommodations are available?
    We offer high quality, gulf-front accommodations that can be rented as two individual condos or as one large house with two separate living areas. Each condo features 4 bedrooms and 5 bathrooms, accommodating up to 10 guests per condo. When combined, the entire house includes 8 bedrooms and 10 bathrooms, comfortably sleeping up to 20 guests.
  • Are the pool and spa heated?
    Yes, the pool is solar-heated, with the water temperature varying based on weather conditions. The spa is equipped with a heat pump that requires an ambient air temperature of 60 degrees or higher to operate. Keeping the cover on the spa will help it warm more effectively. Please note that heating is entirely dependent on weather conditions and cannot be guaranteed during colder periods.
  • Are pets allowed at SunScape & SeaScape?
    We warmly welcome up to four well-behaved dogs or cats (two per floor) for a non-refundable pet fee of $100 per pet. Please indicate the number of pets you plan to bring when making your reservation.
  • What should we do before checking out?
    As you prepare to depart, we’d appreciate your help with the following: 1. Empty the refrigerator, freezer, and pantry. 2. Fill and start the dishwasher. 3. Take out the garbage. 4. Wash, dry, fold, and return any used beach towels to the laundry closet.
  • Are there any restrictions on noise or parties?
    Yes, our “Good Neighbor Policy” aims to minimize excessive noise, unauthorized occupancy, and parties that exceed the overnight occupancy of the house without prior permission, helping to ensure a peaceful environment for all guests. We also enforce a curfew on loud noises after 10 PM.
  • What are the check-in and check-out times?
    Check-in is any time after 5 PM on the day of arrival, and check-out is no later than 10 AM on the day of departure.
  • Do you recommend travel insurance?
    We highly recommend travel insurance that includes weather-related coverage. You may purchase it during checkout or choose a policy from another provider. Guests are responsible for seeking refunds directly from the insurance provider. Please note that we do not offer refunds for hurricanes, evacuations, or other weather-related issues.
  • Is there a minimum stay requirement?
    Yes, there is a minimum stay requirement: 7 nights with Saturday-to-Saturday booking during peak season, 3 nights during off-peak season, and 4 nights for weddings and special events.
  • How do I make a reservation?
    The booking process is simple, secure, and entirely online. Select your dates, review and accept the terms, and complete your payment. All reservations require a minimum 3-night stay (7-night during peak season) and a fully refundable security deposit. To book your stay at SunScape & SeaScape, follow these steps: 1. On the “Reserve Your Dates” page, select your preferred property and dates to receive an instant quote. 2. Enter your contact details, group information, and the number of pets. 3. Electronically sign the Occupancy License Agreement. 4. Pay a 50% deposit by credit card to secure your reservation. 4. Thirty days prior to arrival pay the remaining balance. 5. A fully refundable security deposit will be held on your credit card 2 days before check-in and refunded 4 days after check-out.
  • Where is SunScape & SeaScape located?
    SunScape & SeaScape is located at 290 Canoe Lane, Port Saint Joe, FL 32456, halfway between charming Port St. Joe and historic Apalachicola on Florida’s beautiful South Cape San Blas at Indian Pass. This area offers unspoiled natural beauty on what’s known as Florida’s ‘Forgotten Coast.’
  • What is considered peak season?
    Mid-May through Mid-August are considered peak season, as well as Spring Break and Holidays.
  • What is your cancellation policy?
    We have a Firm Cancelation Policy: Grace Period: Cancel within 48 hours after the reservation was made and at least 14 days before check-in to get a full refund, minus the non-refundable service fee. Cancel at least 30 days before check-in to get a full refund, minus the non-refundable service fee and non-refundable event fee. If canceled between 7 and 30 days before check-in, guest pays 50% of the booking cost, plus the non-refundable service fee and non-refundable event fee. If canceled less than 7 days before check-in, there is no refund.
  • Is smoking permitted?
    Smoking is not permitted inside the house, including on the decks or patios, or around the pool.
  • Is there parking available?
    Yes, covered parking is available underneath the house.
  • Is there an age restriction for renters?
    Renters must be at least 25 years old, and the primary renter must stay at the property during the entire rental period.
  • Can I book for special events or large groups?
    Yes, SunScape & SeaScape is perfect for large groups or special events. The whole house must be rented for a minimum of 4 nights to host an event. Events that exceed the overnight occupancy require prior arrangement, a signed event addendum, liability insurance, and a non-refundable $2,000 event fee.
  • Is there direct beach access?
    Direct beach access is available via our private boardwalk, leading to the beautiful, uncrowded beaches of South Cape San Blas at Indian Pass.
  • What if I need maintenance during my stay?
    Please report any maintenance issues to the hosts promptly, and we will have our dedicated local team address them. We reserve the right to enter the property for repairs and will provide advance notice whenever possible.
  • What is your policy regarding hurricanes?
    No refunds or credits are provided for weather-related issues, including hurricanes and mandatory evacuations. We strongly recommend purchasing travel insurance to protect your investment. You may have the opportunity to buy insurance during checkout or may choose a policy from another provider. Any recovery or refund should be sought directly from the insurance provider. Please note, hurricane season runs from June 1 to November 30.
  • Do you provide beach equipment?
    We do not provide beach equipment, but there is storage under the house for your own gear. Local rental shops are available for any additional needs.
  • Where is the closest grocery store located?
    The closest grocery store is a small General Store located in front of the Water’s Edge RV Park in Indian Pass. For larger grocery needs, you can find Piggly Wiggly stores in both Apalachicola and Port St. Joe.
  • Is the property accessible?
    Yes, both SunScape & SeaScape are accessible by elevator, have wide doorways, and grab bars for the toilet and shower in one bathroom on each level. The covered parking and pool areas are barrier free. There are three steps at the end of the beach boardwalk that limit wheelchair accessibility.
  • What about linens and cleaning?
    Linens and towels (including beach towels) are provided. A cleaning fee is required, and guests are asked to treat the home with care and leave it in good condition. To assist our cleaning crew, please wash, fold, and return any used beach towels to the laundry closet.
  • What does the security deposit cover?
    A fully refundable security deposit is required for all rentals to cover any potential damage to the property during your stay. The deposit will be held on your credit card 2 days prior to arrival and refunded 4 days after departure, provided no damage occurs and all terms of the occupancy license agreement are met.
  • Can I book just one floor of the property?
    Yes, individual floors can be booked separately if you don’t need the entire house. This option is available during off-peak seasons.
  • Where are the nearest airports?
    The closest airports are located in Tallahassee and Panama City Beach, FL.
  • What is the typical wedding schedule at your venue?
    Given the 4-night minimum stay (7-night, peak), most weddings follow this basic schedule: First Night--Check-in Second Night--Rehearsal dinner Third Night--Wedding and reception Fourth Night--Clean-up and leisurely departure of guests
  • How late can our event go?
    Our venue has a curfew of 10 pm for all outdoor events, including wedding receptions. At 10 pm, you and your guests are welcome to transition indoors to continue the celebration. All outdoor music, noise, and activities must cease by 10 pm. We ask that you honor this curfew out of respect for our neighbors.
  • How do I book SunScape & SeaScape for my event?
    The booking process is entirely online. Simply select your dates above, review and agree to the terms, and complete your payment. All reservations require a minimum 4-night stay (7-night, peak season), a $2,000 non-refundable event fee, and a $1,000 fully-refundable security deposit. To book SunScape & SeaScape as your venue, please follow these steps: Check availability and reserve your dates above with a 50% down payment. (Please note: This down payment includes your $2,000 non-refundable event fee in full.) Electronically sign the Occupancy License Agreement and Event Addendum. Pay the remaining balance 30 days before check-in. Provide a fully-refundable security deposit of $1,000, which will be held on your credit card 2 days before check-in and released 4 days after check-out. Show proof of liability insurance with at least $1 Million in coverage, naming the venue as an additional insured, prior to the event.
  • What is your off-peak season?
    January, February, March, April, Early May, Late August, September October, November and December are off-peak season, excluding Spring Break and Holidays.
  • Are we allowed to drive on the beach?
    No, only full-time residents with a permit are allowed to drive on the beach. However, local vendors are allowed to drive on the beach, making set up and tear down of your event easier.
  • What is the capacity of the venue?
    The venue is ideally suited for events with 50 to 75 guests. At a maximum, the venue can accommodate 100 guests if off-site parking and a shuttle are arranged. The house comfortably sleeps 20 in beds (10 in each condo).
  • What's included in the rental of the venue?
    Your rental is for the "raw space" and includes: Wedding Venue for 75 guests Reception Venue for 75 guests Overnight Accommodations for 20 Cleaning of the Home after you leave Elevator Access WiFi and Utilities On-Site Parking Screend Pool and Spa Pool House with Half Bath Direct Beach Access An Acre on the Gulf of Mexico The rental does not include tables, chairs, linens, catering, sound, lighting, wedding coordination, setup, teardown, etc. You are free to hire the vendors of your choice to provide these services.
  • How many hours are included in our booking?
    Your reservation begins at 5 pm on the day of check-in and ends at 10 am on the day of check-out. Four-night minimum rental required (7-night during peak). All set-up and clean-up must occur during this time. We recommend booking a full day after the event for your vendors to load out.
  • What is your peak season?

  • Is there a license or permit required to get married on the beach?
    No, currently neither Gulf County nor the city of Port St. Joe require a permit or license to get married on the beach.
  • Can we bring our own alcohol and hire our own vendors?
    Yes, you are free to bring your own alcohol and hire the vendors of your choice. We do not charge a corkage fee.
  • Are pets allowed?

  • How do I add a new question & answer?

  • How do I edit or remove the 'Frequently Asked Questions' title?
    You can edit the title from the FAQ 'Settings' tab in the Editor. To remove the title from your mobile app go to the 'Site & App' tab in your Owner's app and customize.
  • Can I insert an image, video, or GIF in my FAQ?
    Yes. To add media follow these steps: 1. Manage FAQs from your site dashboard or in the Editor 2. Create a new FAQ or edit an existing one 3. From the answer text box click on the video, image or GIF icon 4. Add media from your library and save.
